Embarcadero II

Weather permitting, starting Tuesday, April 18 thru April 28, on Building "A", there will be construction  going on in regard to sidewalk replacement in front of Units 01 - 06, 07 - 12, 49 - 54, 55 - 60. We are planning on keeping inconveniences to a minimum.  Some jackhammer noise will start after 8 AM.  The process will be taking out small areas at a time with no more than 2 days to tear out and replace with new concrete in each area being worked on. There will be caution tape, barricades, and we will make every effort to accommodate tenants/owners access to units while the work is being done.   After Building "A" is completed, Building "B" will be next with the same work going on.  We will notify you in advance of starting on Building "B".  Then on to Buildings "C" and "D" after "B". NOTICE TO RESIDENTSNovember 17, 2022The Embarcadero II Condominium Owners Association will be carrying out a Water Service Valves Upgrade project during the next few months. Most of this work will require water to be turned off to an entire building while each set of valves are being replaced. This work will initially impact water service to Buildings A and B, then later to Building D.Our Association’s property manager will be giving advance notice to unit Owners for each day water service will be impacted at your building. The work will start no earlier than 8:00am and should be completed by 5:00pm that same day. If you rent your unit, please check with your landlord or property manager to ensure those notices are forwarded to you.Your Association Board apologizes for any inconveniences these periodic water service interruptions may present to our residents.

The next phase of sidewalk replacement at Embarcadero is scheduled for next week.  Please use caution while the work is being done.  It should only take a few days to complete, weather permitting. We appreciate your cooperation with this matter. Your Board of Directors

Dear members, At the regular scheduled annual meeting quorum requirements were not met. The annual meeting has been rescheduled for this Thursday at 1:30PM MST.  The only item of business to complete is the election of directors. Enough ballots were received to meet quroum requirements the second time around.  We will be holding the rescheduled annual meeting this Thursday, at 1:30 via telephone conference. You may have noticed a roll off delivered to the property yesterday.  Starting today you will see a crew of 6-8 working on the property to complete the following.  The following scope of work was provided as a baseline of services to be provided in the initial cleanup & irrigation audit: Trim shrubs Weeds and pre-emerge Correct any erosion issues Look at trees and trim the bottoms - they want the tops thick as a wind block Measure for granite so we can determine material and labor costs and provide a bid Irrigation audit and repair any irrigation that is not working (need to make a map with irrigation zones) Remove and dispose of old non-working fire extinguishers, new ones to be installed this month Look at the steps leading up to the buildings from the street and see what can be done to correct them and provide a bid to do it right (probably formed and poured concrete). Remove any sand in parking lots General landscaping clean-up Inventory of trees and plants We appreciate everyone's cooperation during this weekends project.   

Conn Pest Control will be on the property, Friday, May 18th starting between 10:30 and 11:00 a.m. to service the property.  The service will include lower patios and common area.
